The Minnesota Independent Insurance Agents Association initiated a mortgage program for its member agents in 1998 and the Evans Insurance Agency was one of the first agencies invited to participate in the program.
With 10 years banking experience primarily in the lending area Don Evans had the knowledge necessary to make the program a success. The emphasis of the program through our agency is to make the mortgage loan process as stress-free as possible while offering some of the most competitive interest rates in the marketplace.
Our client base includes existing insurance clients as well as individuals outside of our agency who are looking to refinance or purchase an existing home. In addition we have done some specialized home loans for special situations including a second residence which is occupied by a child while attending college.
To successfully complete the mortgage process the following are some of the items that you may need. Different employment situations lead to different requirements so you will not necessarily need all of the items listed below.
- Completion of a residential loan application. This is an industry standard application, some of the information required on the application includes:
- Complete information about debts (liabilities) that you have. Names of those that you owe money to as well as the account numbers, monthly payment amounts and unpaid balances are all needed. This information will be verified by a credit report and it is important to provide full disclosure. You should include:
- Current mortgage accounts.
- Current auto loans and leases.
- Any loans you may have for personal property including recreational vehicles, boats or furniture.
- Unpaid debts or credit arrangements you may have for outstanding medical bills.
- All open credit card accounts regardless if they have a current balance.
- Any additional indebtedness that you may have including personal loans with friends and family as well as any tax loans or agreements that you may have with the Internal Revenue Service.
- Complete information relating to the assets (stuff) that you own.
- A listing of the banks where you may have checking or savings accounts including the account numbers and approximate balances.
- Inclusion of the value of stocks, bonds, mutual funds or other investment instruments that you might own.
- Life insurance coverage and approximate cash value amounts.
- The current value of real estate that you own. This would include your current residence if you are doing a refinance and additional properties such as lake properties, hunting land or other properties that you might own jointly with someone else.
- Retirement fund balances.
- Automobile descriptions and current values.
- A listing of major personal property items that you own-especially any items that you may have listed loans for in the liability section. These items would include the recreational vehicles, motorcycles, and boats.
- Copies of the two most recent pay stubs for all applicants.
- In some cases copies of recent bank statements or prior years W-2 (statement of annual earnings) may be requested.
- Self-employed individuals may need to provide copies of the last 2 years of personal and business tax returns as well as current profit and loss statements.
- If divorced a copy of a divorce decree could be necessary.
- If purchasing a new home a copy of the purchase agreement.
- An appraisal of the property will be required. We will make the arrangements for the appraisal and are open to any special requests that you may have regarding the individual we work with. The cost of the appraisal is currently about $325.
- Title work will need to be done on the property to be financed and we will again be happy to work with you on any special requests you may have regarding who you'd prefer us to work with.
